Privacy policy

This policy explains what personal data martinezvilloria.com receives, what it is used for and what rights you have over it, under Dominican Republic Law 172-13 on personal data protection. If this translation differs from the Spanish version, the Spanish version prevails.

1. Who is responsible for your data

The controller is Olga Martínez Villoria, real estate advisor, operating under the trade name Martinez Villoria Inmobiliaria ("MartinezVilloria"). For any matter about your data, write to info@martinezvilloria.com or on WhatsApp at +1 809-703-5151.

2. What data we receive

We only receive the data you choose to share and what your browser sends when you visit the site:

  • Contact details you send us through the Contact form, the virtual meeting calendar, WhatsApp, email or phone: name, phone number, email and what you tell us about the property you want to buy, sell or rent.
  • Your email, if you subscribe to the monthly newsletter, together with the language you chose and the page you subscribed from.
  • Your name and your comment, if you comment on the blog without an account.
  • Your account details, if you create one in My account: email, name, phone number if you add it, preferred language and what you tell us about what you are looking for (timeline, payment method, budget and whether you also want to sell or rent out) the properties you save as favorites with their private notes and the comments you leave on the blog. If you sign in with Google, Google sends us only your name and email; we never receive your password.
  • Browsing data, only if you accept analytics cookies: pages visited, time on each page, device type, approximate city or country and how you move around the page.
  • Preferences stored in your own browser: light or dark mode, your cookie choice and, if you have no account, the properties you saved as favorites; also the last properties you opened.

3. What we use it for

  • Answering your questions and arranging virtual meetings and viewings.
  • Finding properties that match what you asked for, or marketing the property you entrusted to us.
  • Preparing and supporting the purchase, sale or rental, including document review.
  • Giving you access to your account and knowing in advance what you are looking for, so we can help you better.
  • Publishing your blog comments, only after Olga reviews them. Without an account they are published with the name you write; with an account, with your first name. Your email is never published. If you delete your account, comments already published remain, signed "Deleted user".
  • Emailing you when a property you saved as a favorite drops in price or is reserved, sold or rented, if you have an account. You can turn these alerts off from My account or from the link in each email.
  • Sending you the monthly newsletter, only if you subscribed. Every issue includes a link to unsubscribe at any time.
  • Understanding how the site is used in order to improve it, only with your permission.
  • Meeting legal obligations.

We do not sell or rent your data, and we do not use it to send you advertising without your permission.

4. Grounds for using your data

We use your data because you give it to us to receive a service, because it is needed to prepare or carry out an agreement with you, or because you gave your consent (for example, by accepting analytics cookies). You can withdraw your consent at any time.

5. Who we share it with

We share the minimum necessary, and only with:

  • Owners, fellow agents, notaries, lawyers or lenders involved in a transaction you are interested in, always with your knowledge.
  • Hostinger, which hosts the site.
  • HubSpot, which we use to organize contacts and virtual meetings. It receives what you send through the Contact form or the calendar, your email if you subscribe to the newsletter, which is sent from HubSpot, and your account details on the site.
  • Cloudflare, which may use its Turnstile service to check that the form is sent by a person and not a program.
  • Google (Google Analytics, the site fonts and, if you choose it, sign-in with Google) and Microsoft (Clarity). Google Analytics and Clarity only receive data if you accept analytics cookies.
  • Meta, the company that owns WhatsApp, when you message us there.
  • Authorities, when required by law.

6. Data outside the Dominican Republic

Google, Microsoft, Meta, Hostinger, HubSpot and Cloudflare may store data on servers outside the country, for example in the United States or Europe. These companies apply their own safeguards, described in their privacy policies.

7. How long we keep it

  • Enquiries that do not lead to a transaction: up to 2 years after the last contact.
  • Data from a completed transaction: as long as the law requires for business and legal records.
  • Newsletter subscription: until you unsubscribe. After that we only keep what is needed so we do not write to you again.
  • Account on the site: until you delete it from My account. Sign-in codes are deleted the next day.
  • Analytics data: 14 months in Google Analytics and according to Microsoft’s retention periods in Clarity.

8. Your rights

You may at any time request access to your data, its correction or deletion, object to a specific use or withdraw your consent. Write to info@martinezvilloria.com with your name and your request. We will reply within the time limits set by Law 172-13. If you have an account, you can also download your data or delete your account yourself from My account.

If you believe your rights were not respected, you may bring a habeas data action before the courts, under article 70 of the Dominican Constitution.

9. Security

The site uses an encrypted connection (HTTPS). Access to client data is limited to those who need it to serve you. No system is completely secure, but we take reasonable measures to protect your information.

10. Minors

The site is intended for people aged 18 or over. We do not knowingly collect data from minors.

11. Changes to this policy

If we change this policy, we will publish the new version on this page with its update date.
