Seller’s guide

Selling well means selling at a fair price, in a reasonable time and with no surprises at closing. This guide explains how a sale works in the Dominican Republic, which documents you need to have ready and which costs are yours.

I am a lawyer by training and since 2004 I have helped owners sell and rent their properties. What follows is what I review with each of them before listing.

The steps of a sale

  1. We talk about your property and your plans, and set the asking price together.
  2. We gather the documents. Having them ready from the start keeps a sale from falling through at the end.
  3. We prepare the property and take good photos.
  4. We list the property on this site and on the portals where buyers are looking.
  5. I handle the interested buyers. I talk to them by video call first and only arrange visits with those who can really buy.
  6. We receive and negotiate written offers.
  7. Once you accept an offer, the promise of sale is signed and the buyer pays a deposit.
  8. The deed of sale is signed before a notary, the balance is paid and the keys are handed over.

How the price is set

The right price comes from comparing your property with similar ones that have sold or are for sale in the same area, taking into account size, condition, location and what is included.

A price that is too high at the start makes the sale longer: the property goes weeks without visits and then has to be reduced. A well-set price attracts buyers from the first week.

We also choose the currency. In some areas and property types sales are in US dollars; in others, in Dominican pesos.

The documents you need

  • The original title certificate, in your name.
  • Your ID card or passport. If you are married, your spouse's too, since they normally have to sign the sale.
  • A certificate from the DGII showing the property tax (IPI) is paid up.
  • The certificate of legal status of the property, from the Title Registry.
  • The property plan or survey.
  • For an apartment, a no-debt letter from the condominium administration.
  • The latest electricity, water and other utility bills, paid up.
  • If the property has a mortgage: a letter from the bank with the balance, so it can be paid off at closing.
  • If a company owns the property: its incorporation documents and the authorization of the signatory.

How to prepare your property

  • Fix the small things: dripping taps, light bulbs, doors that do not close.
  • Clear the spaces and put personal items away. Buyers need to picture themselves living there.
  • Clean thoroughly and, if needed, repaint in light colors.
  • Open the curtains and turn on the lights for photos and visits.
  • Keep the keys, plans and invoices for recent improvements at hand.

Which costs are yours

The transfer tax is normally paid by the buyer. Everything is set out in writing in the promise of sale.

How long it takes

Gathering the documents usually takes one to four weeks, depending on what is missing. The time to find a buyer depends mostly on the price and the area.

From signing the promise of sale to closing usually takes 30 to 60 days. If the buyer is financing, the bank needs that time to approve the loan.

How I work with you

  • I help you set a realistic price with data from the area.
